Every headline out there is howling the same note this month. Rates are up. And yeah, they're right. The 30-year fixed climbed to about 6.55% on July 16, up from 6.49% the week before. A one-month high. Not exactly the song you want stuck in your head when you're trying to buy a house.
But a headline is a bumper sticker. It fits the whole truth about as well as Gumbo fits in that little Elvis jumpsuit. 🕺 Looks good on the poster. Leaves a lot out.
Here's what it leaves out, and it's the part that matters if you're looking around Annapolis, Severna Park, or the Broadneck side. More homes are hitting the market. Buyers have real choices again, and the mob that used to swarm every listing has thinned right out. That's leverage. And leverage is quiet money. It doesn't make the news, but it shows up at the closing table.
The rate story, minus the drama
They went up. Blame some overseas mess and inflation that won't take the hint. The folks who forecast this stuff, Fannie Mae included, figure the 30-year hangs around 6.4% through the end of the year, maybe eases a touch into 2027. Nobody serious is promising you those 3% pandemic rates are walking back through the door. I wish. They're gone. Down with that disease, as they say. 🎸
But rates are one instrument in the band. The other one is how many houses are for sale and how many people you're bidding against. Both of those just swung in the buyer's favor. So the market where you had to waive the inspection, throw forty grand over ask, and write a love letter to the seller's goldendoodle? That's loosened up. Not gone. Loosened.
What it looks like in our backyard
National numbers are the weather report. Your street is the actual climate.
Around Anne Arundel right now, prices are holding steady, maybe up a hair from last year. What changed is that homes sit a little longer and there's more of them to pick from. In Severna Park and Arnold, the well-priced stuff still moves. The overpriced stuff just sits there like a stale bag of chips, then chases the price down two weeks later anyway. Annapolis proper, especially the 21401 and 21403 zips, keeps its own beat like it always has. Water access and walk-to-town charm don't care what the Fed does.

Buying? This is a decent window, friend
Folks get this one backwards. They wait for the perfect moment. Low rates, low prices, nobody else looking, all at once. That moment is a unicorn. It doesn't show. And when rates finally dip, every buyer who was sitting on the fence jumps in the same afternoon, prices pop right back up, and the money you thought you saved vanishes.
Right now you've got rates you can actually plan around and sellers who'll talk. A few things I'd do:
Get fully pre-approved before you go falling in love with a kitchen. In a market with room to deal, the buyer who can move fast is the one who wins.
Don't just haggle the price. Ask the seller to cover closing costs or buy your rate down. That can shave your monthly payment more than knocking a few grand off the sticker ever would.
And remember, you can refinance a rate later. You can't renegotiate a price after you've overpaid. Marry the house, date the rate.
Selling? The tune changed
Your house will still sell. This is Anne Arundel. People want to be here and they aren't making more waterfront. But those days of slapping any number on it and watching six offers roll in by Sunday brunch are on pause.
Price it where things are actually closing. Get it prepped and looking sharp before it hits the market, not after it's already sat three weeks going quietly stale. The sellers doing great this summer are the ones who priced it honest on day one and marketed it loud. The ones reaching for a fantasy number are the ones calling me a month later, wondering why the phone won't ring.
